Attorney-Led Real Estate Representation in Raleigh & the Triangle

Providence Realty Group is led by Broker-in-Charge Jeffrey D. Zdenek, who is also a North Carolina real-estate attorney. Here is what that background brings to brokerage representation — and where its limits are.

Providence Realty Group is a real estate brokerage. References to legal experience describe professional background and do not, by themselves, create an attorney-client relationship. Legal services, if any, are provided only under a separate engagement.

In practice

What attorney-led brokerage looks like day to day

Contract detail, read closely

The North Carolina Offer to Purchase and Contract, its addenda and the deadlines inside them decide most outcomes. Jeff reviews terms with the same care he brought to transaction practice, so the problems are spotted early rather than at closing.

Due diligence that anticipates

Due diligence fees, earnest money, inspections, surveys, HOA documents and repair requests are handled with a clear view of what each choice protects — and what it gives up.

Title and closing coordination

We work alongside the closing attorney, the lender and the other parties to keep title questions, payoff issues and closing documents moving, so surprises surface while there is still time to address them.

Negotiation with the paperwork in mind

Price matters, but so do the terms that travel with it. Negotiation is approached with an understanding of how each concession is written into the contract.

Who does what

Broker, closing attorney and separate legal engagement

Your broker

Providence Realty Group represents you as a buyer or seller: search or pricing, marketing, negotiation and management of the transaction through closing. This is brokerage representation, not legal representation.

The closing attorney

In North Carolina, a closing attorney typically handles the title examination, closing documents and the settlement itself. That attorney is separate from your broker, and we coordinate with them throughout.

A separately engaged attorney

When a party needs legal work — for example, preparing documents for a private or FSBO sale — Jeffrey D. Zdenek can be engaged separately, as an attorney, after a conflicts review and a written engagement agreement.

Option one

Brokerage representation

Buying or selling with Providence Realty Group, with Jeff as Broker-in-Charge and the full team involved in pricing, search, negotiation and closing.

Talk with the brokerage

Option two

Separate legal engagement

Legal document preparation for a private or FSBO residential sale, provided by Jeffrey D. Zdenek as an attorney — not by the brokerage.

FSBO and residential legal services

Providence Realty Group, LLC is a real-estate brokerage and does not provide legal services. Legal services described on this page are provided separately by Jeffrey D. Zdenek, North Carolina attorney, only after conflicts review and a separate written engagement. Submission of this form does not create an attorney-client relationship.

Common questions

Questions about attorney-led representation

Does working with Providence Realty Group mean I have a lawyer?
No. Providence Realty Group is a real estate brokerage and does not provide legal services. Jeff’s legal background informs how the brokerage works, but brokerage clients receive brokerage representation, not legal advice or an attorney-client relationship.
Can Jeff be both my broker and my attorney in the same transaction?
Brokerage representation and legal services are kept separate. Legal work is available only through a separate engagement, after a conflicts review, and is not offered as part of brokerage representation. If you need legal advice during a brokered transaction, we can point you toward independent counsel.
I already have a buyer or seller. Do I need a broker?
Not necessarily. If the parties have already agreed on terms, a separate legal engagement for document preparation may fit better. Attorney Services explains that option, its flat fee and what it does not include.
Which areas do you serve?
Raleigh and the wider Triangle, including Cary, Apex, Holly Springs, Fuquay-Varina, Wake Forest, Durham, Chapel Hill and surrounding towns.
