Separate Legal Services | North Carolina Residential Real Estate
Already have a deal? We can help you document it.
Some buyers and sellers already know each other, have agreed on a property, or choose to proceed without brokerage representation. In those situations, Jeffrey D. Zdenek — a North Carolina real-estate attorney — can provide separate legal services to one party, preparing the documents that turn an agreement into a transaction and moving it toward closing.
Providence Realty Group, LLC is a real-estate brokerage and does not provide legal services. Legal services described on this page are provided separately by Jeffrey D. Zdenek, North Carolina attorney, only after conflicts review and a separate written engagement. Submission of this form does not create an attorney-client relationship.
Who this is for
This page is not a comment on whether you should work with a broker. Full brokerage representation covers a great deal that document preparation does not — pricing analysis, marketing, negotiation and the management of a transaction from start to finish. Providence Realty Group offers that separately, and many clients are better served by it. See how attorney-led brokerage representation differs from a separate legal engagement.
But when the parties have already found each other and agreed on terms, the remaining question is often narrower: are the documents correct, complete and enforceable under North Carolina practice? That is legal work, and it is what Jeff can be engaged to do for one side of the transaction.
Jeff represents one party in a matter — never both the buyer and the seller in drafting or negotiation. The other party remains free to obtain their own counsel, and is encouraged to.
Flat-fee package
$995 flat fee
For a private or for-sale-by-owner residential transaction in North Carolina where the parties have agreed on the essential terms and one side needs the documents prepared properly.
This document package does not include negotiating price, due diligence, repairs, credits, concessions, financing terms or other business or deal terms. Negotiation or broader representation requires a separate engagement and is not included in the $995 fee.
Any of the above can be handled under a separate engagement or a separate quote where appropriate. Jeff represents one side of the transaction in this package; negotiation and broader representation are not included.

Quoted in advance
Tell us what the transaction needs and you will have a fee before any work begins.
Fees may vary based on complexity, and nothing is undertaken until the matter has been accepted following conflicts review and a written engagement is in place. Quoted fees do not include recording fees, courier or third-party costs. Legal and document services do not replace advice from a CPA or tax advisor and do not include tax strategy or tax advice. How it works
Use the form below with the basics: the parties, the property, what is agreed and where things stand.
Jeff reviews the matter for conflicts and confirms whether it is something he can take.
You receive a clear statement of what is included, what is not, and the fee.
A separate written engagement agreement is executed and the flat fee is paid before drafting begins.
You receive a short questionnaire so the documents reflect the actual terms rather than assumptions.
Drafting is done by Jeff, not delegated out of the practice.
Documents are delivered for signature, with coordination on the next steps toward closing. When separately engaged for the closing, the closing attorney communicates with the lender, title and settlement parties as needed for that process.
Legal intake
This inquiry goes to Jeffrey D. Zdenek only. He will review it for conflicts and scope and reply about whether he can take the matter.
Submitting this form does not create an attorney-client relationship. Do not send confidential or time-sensitive information until Jeff confirms representation. No attorney-client relationship is formed until the matter is accepted and a separate written engagement agreement is executed.
